Fall Exterior Maintenance Checklist for New Jersey Homes

3 min read

Fall is a useful time to look at your home’s exterior before cold weather makes small problems harder to address. In New Jersey, leaves collect in roof valleys and gutters while rain exposes weaknesses around flashing, siding, and masonry. A careful ground-level check can help you organize repairs without turning every worn surface into a replacement project.

Start with the roofline and drainage

Walk around the house in daylight and photograph each elevation. Look for displaced shingles, uneven gutter runs, loose downspouts, and branches resting on the roof. Check where roof water lands during ordinary rain. A gutter can look clean from below while a blocked outlet sends water over the edge. Avoid climbing onto a wet roof or reaching from an unstable ladder; have inaccessible areas checked professionally.

Look at the walls and chimney together

Check siding near windows, doors, decks, and roof intersections. Open trim joints, staining, or soft-looking areas deserve closer attention, but a mark alone does not identify its source. From the ground, look for loose chimney bricks, deteriorated mortar, or a damaged cap. Photograph changes so the contractor can compare the exterior with any stains inside.

Prioritize by water entry, then appearance

An active leak, detached gutter, or visibly loose masonry should move ahead of cosmetic fading. Ask for a written scope that separates immediate repairs from maintenance and optional upgrades. If several trades meet at one corner—roofing, chimney flashing, siding, and gutters—ask who will coordinate the connection. Repairing only the visible finish may leave the original water path in place.

Keep a simple seasonal record

Save dated photos, estimates, product information, and repair notes in one folder. After the next substantial rain, repeat the same views. This makes it easier to explain what changed and whether a repair solved the symptom. An exterior review is also a chance to plan work around landscaping, driveway access, and your household schedule rather than waiting for a surprise leak.

Common questions

Does every autumn roof inspection lead to replacement?

No. A finding may call for cleaning, localized repair, monitoring, or a fuller investigation. Ask what evidence supports each recommendation.

Can I inspect from the ground?

Yes, you can document visible changes from a safe position. A ground-level view cannot confirm the condition of concealed flashing, roof decking, or the chimney interior.
